Application Process & Requirements

📌 Application Fee

     • A $30.00 non-refundable application fee is required per applicant.

📌 Age & Identification

     • At least one leaseholder must be 21 years of age.

     • All occupants 18+ must complete an application, even if living with parents/guardians.

     • A valid government-issued ID and Social Security card are required.

📌 Income & Employment

     • Monthly household income must be at least 3x the rent.

     • Income must be verified with pay stubs, prior year’s W-2, or Federal Tax Return.

     • Leaseholders must be currently employed or provide proof of regular income for the lease term.

📌 Self-Employment Verification

     • Self-employed applicants must provide:
        ✔ The previous year’s personal Federal Income Tax Return.
        ✔ The previous two months’ personal bank statements as proof of income.

     • Jobs based on commission, tips, or bonuses will be considered self-employment.

📌 Rental & Credit History

     • Positive rental history is required—no evictions, outstanding debts, or violations.

     • First-time renters accepted with satisfactory credit and other requirements met.

     • Credit history will be reviewed—no more than 50% of reported accounts can be negative.

     • All rental debts must be paid before application approval.

📌 Criminal Background Check

     • No felony convictions, indictments, or probation for:
        ✔ Firearms
        ✔ Illegal drugs
        ✔ Destruction of property
        ✔ Sexual crimes
        ✔ Any crime involving a minor

📌 Pets

     • All pets require management approval.

     • Aggressive breeds are not allowed.

     • A non-refundable pet fee per pet and monthly pet rent may apply.

📌 Move-In Fees

     • Move-in fees are typically equal to one month's rent, unless the applicant qualifies for a discount.

     • Additional move-in fees may apply in the following cases:
        ✔ Lack of rental history
        ✔ Unsatisfactory credit
        ✔ Full-time student status

Move-In Process: What to Expect

Once approved, here’s what you’ll need to secure your home:

✔ Security Deposit and/or Move-In Fees (Paid via online portal)
✔ First Month’s Rent (Paid before move-in)
✔ Utility Transfer Confirmation (All resident-paid utilities must be in your name)
✔ Signed Lease Agreement

We make move-in easy with digital lease signing and a streamlined resident portal for payments and maintenance requests.

Your Resident Benefits & Responsibilities

Rent Payments & Lease Policies

     • Rent is due on the 25th or 1st of each month (discount available for on-time payments).

     • Payments must be made online via our Resident Portal or by other approved methods. No Cash.

     • Late payments result in additional fees and loss of rental discounts.

Maintenance & Repairs

     • Submit all non-emergency repair requests online through the Resident Portal.

     • Emergency repairs (water leaks, HVAC failure, electrical issues, and fire) should be reported immediately.

     • Pest control, lawn care, and minor home maintenance are the resident’s responsibility.

Pet Policy

     • All pets require management approval. Aggressive breeds are not allowed.

     • A non-refundable pet fee and monthly pet rent may apply.

     • Pets must be listed on renters' insurance policy.

Move-Out Requirements

     • A 60-day written notice is required before vacating.

     • The home must be left in clean, move-in-ready condition.

     • Final rent, utility payments, and any outstanding fees must be settled before move-out.
